Pet-friendly vacation rentals along the Gulf Coast generate up to 24 percent higher revenue per available night than comparable pet-free properties, according to a new guide from Destin-based booking platform Emerald Coast By Owner. That gap lands at a moment when fall demand across the short-term rental market is holding unusually close to summer peaks.
The guide, published this week and covering the coast from Texas to Florida, lays out what it costs to book a pet-friendly stay in the region.
Pet fees typically run $50 to $175 or more per stay, the company said, with some owners charging separate refundable deposits between $100 and $300 on top of that, according to a FinancialContent release.
Most listings cap pet stays at one or two dogs under 50 pounds each, with breed and size limits varying by property and insurance requirements. The guide points to peak season, running March through August, as the tightest window for pet owners chasing a good property.
Booking pet-friendly units months ahead of peak season
Reservations for pet-friendly units during that stretch need to go in four to six months ahead for the best selection, the guide found, since pet-friendly properties book up faster than standard units.
Emerald Coast By Owner pointed buyers toward features that tend to command those higher nightly rates: fenced yards, proximity to dog-friendly beaches, and durable flooring like tile or luxury vinyl plank that holds up to paws and sand.
The company operates a direct-booking model, connecting travelers with property owners across all five Gulf Coast states and skipping the guest service fees charged on major platforms like Airbnb and Vrbo. It currently lists hundreds of pet-friendly rentals across the region, alongside standard inventory.

The guide also urged travelers to contact rental owners directly before booking, arguing that a phone call or message can surface policy details that a listing page leaves out.
That advice mirrors a broader shift toward direct owner relationships that’s shaped moves elsewhere in the industry, including Casago’s recent push toward local ownership in former Vacasa markets.
Emerald Coast By Owner has not said whether it plans to expand its pet-friendly inventory count beyond its current hundreds of listings, or when its next regional guide will publish.
